Extension of lease

NBA Quantum's US subsidiary, DMS International (Construction Consulting) Inc.
("DMS"), occupies premises leased from Sinclair Real Estate, LLC in which D N
Sinclair, a director of NBA, has an interest.

The terms of the lease were set out in the announcement at the time of the
acquisition in March 2001 and are included in Note 26 of the Consolidated
Financial Statements for the year ended 30 June 2003.

The Board of NBA Quantum has now agreed an extension of the lease on the
existing terms and conditions for a further three years through to October 2007.
The present rent and service charge is $8,233.00 per month.

The directors of NBA, with the exception of D N Sinclair who is involved in the
transaction as a related party, having consulted with Brewin Dolphin Securities,
consider that the terms of the transaction are fair and reasonable insofar as
its shareholders are concerned.
