Portfolio Update

As stated in the Refinancing Update of 30 October 2013, the interest rate swaps of European Real Estate Investment Trust Limited ("the Group") expire on 6 January 2014 and will not be extended such that the Group would then be unhedged against interest rate movements.

Following the recent notarisation of the sale of the Europort asset in Frankfurt and the potential early repayment of Lloyds Banking Group liabilities the Board has decided to break the interest rate swaps with effect from 20 December 2013. The cost of this was EUR0.2 million and the associated liability reduces by the same amount. From that date therefore the Group will not be hedged with respect to interest rates.
