The Company announces that the unaudited net asset value as at 30th June 2006
was 169.1p per 2006 Share.
The Company announces that the unaudited net asset value as at 30th June 2006,
adjusted for the mark to market value of interest rate swap contracts, was
169.5p per 2006 Share.
The Company announces that its projected final net asset values as at 30th
September 2006 are as follows:-
173.8p per 2006 Share, assuming 150% of current bonus rates,
171.6p per 2006 Share, assuming 120% of current bonus rates,
170.0p per 2006 Share, assuming 100% of current bonus rates,
168.5p per 2006 Share, assuming 80% of current bonus rates,
166.3p per 2006 Share, assuming 50% of current bonus rates,
162.3p per 2006 Share, assuming no further bonuses.
These projections do not include the proceeds from the Standard Life
demutualisation set out below, but include a provision for the expected costs of
the 2006 Shares capital repayment.

Standard Life
Following the recent demutualisation and flotation of Standard Life the Board
can confirm that the Company received two fixed allocations of 185 shares as
compensation for loss of membership for both the 2006 and 2009 Pools. In
addition, the 2006 Pool received a variable allocation of 394,259 shares and the
2009 Pool received a variable allocation of 332,270 shares. The variable
allocation for the two Pools reflected the size of with profits investments with
Standard Life, the length of time those investments had been continuously
invested in with profits with Standard Life as at 30th March 2004, and the type
of policy. Since the two Pools received all of their demutualisation
entitlement after 30th June 2006 no allowance has been made for the
demutualisation in the current NAVs and projections. The total value of these
shares, which have now been sold, is #906,791 (2006 Pool) and #764,216 (2009
Pool), or equivalent to approximately 4.5p per 2006 Share and 4.0p per 2009
Share.
